1. CONSULTATION
Consultation Fee: $100 (Credited Toward Your First Invoice)
Every project begins with a personalized consultation. During this meeting, we:
- Discuss your goals, vision, and priorities
- Review site conditions (if applicable)
- Establish preliminary scope and investment range
- Answer questions about timeline and process
The $100 consultation fee secures dedicated time with our design-build team and is fully credited toward your first project invoice should you move forward with us.

Investment: 10% of Anticipated Construction Cost
Our architectural design services guide your project from initial ideas to build-ready plans. This phase includes:
Pre-Design Research – A detailed client questionnaire and site analysis to define scope and constraints
Schematic Design – Concept development, space planning, and preliminary selections
Construction Documents – Detailed drawings and specifications required for permitting and construction
Design services may be engaged independently or as part of our full-service design-build offering.

3. PRICE + PERMIT
With design complete, our in-house construction team prepares a comprehensive construction proposal aligned with the approved plans. Because design and construction are integrated, pricing is accurate, efficient, and transparent.
We prepare and submit all required documentation to the local jurisdiction and manage the permitting process through review and approval.

4. CONSTRUCTION
Construction Projects Starting at $50,000
Once permits are secured, construction begins. We manage every phase of the build—from site preparation and structural trades to interior finishes and final detailing.
If you move forward with our full design-build services, your designer remains actively involved throughout construction—collaborating on interior finishes, fixture selections, material specifications, and final details to ensure the completed space reflects the original design intent.
Throughout construction, we maintain consistent communication and quality oversight, concluding with a final walkthrough and project handover to ensure every detail meets our standards—and yours.
